Description | SUMMARY: Performs a wide range of facility maintenance, repair, and service tasks including non-technical maintenance of plumbing, electrical, heating, ventilating, and/or air conditioning. Performs a variety of custodial and carpentry maintenance duties. Manages all operational aspects of the landscaping and grounds maintenance activities.
ESSENTIAL FUNCTIONS:
- Monitors, maintains, and performs standard repairs to building electrical facilities and systems, such as ballasts, lamps, fixtures, switches, and outlets; assists licensed electricians with non-technical repairs as appropriate.
- Monitors performance of heating, ventilation, and cooling systems for the facility; performs standard repair/replacement of components, as appropriate, and non-technical maintenance tasks such as changing filters, cleaning of heating and cooling fan coil units, and adjustment of system controls.
- Monitors and performs non-technical maintenance of plumbing systems, to include standard repair of leaking fixtures, cleaning obstructed waste lines, and/or performing non-technical modifications to plumbing and water supply systems; assists licensed plumbers, as appropriate.
- Performs carpentry maintenance tasks including routine sheetrock/drywall repair, painting and texturing, and door and hardware installation; paints interior and exterior finishes, as appropriate.
- Assists in monitoring and documentation of cathodic protection and methane abatement systems.
- Examines appliances or equipment; identifies reasons for malfunction and completes repairs and/or maintenance.
- Disassembly and assembly of cubicles/workstations and panels/components
- Ensures proper care in the use and maintenance of equipment and supplies; promotes continuous improvement of workplace safety and environmental practices.
- Documents facilities maintenance requirements; maintains appropriate records of work performed.
- Coordinates the activities of service contractors in the provision of facility construction, maintenance, and repair services.
- Participates in obtaining necessary contractor estimates/quotes for services on assigned projects.
- Monitors quality of work to ensure adherence to REACH specifications, industry standards and compliance with state, and federal laws, regulations, and guidelines.
- Oversees training of temporary staff and trainees within the program to ensure capable operation of equipment and compliance with state and OSHA job safety requirements.
- Irrigates, mows, rakes, and trims lawns.
- Plants, fertilizes, applies chemicals, waters, prunes, and weeds flower beds and plant areas; maintains bushes, trees, and shrubs.
- Performs snow/ice removal, as required.
- Maintains and stocks adequate paper, meeting room, and custodial supplies.
- Dusts; vacuums carpets; mops floors; washes windows.
- Cleans restrooms and restocks paper and soap supplies.
- Empties trash receptacles and bags trash for proper disposal.
- Performs other associated and traditional maintenance/custodial tasks as assigned.
Required knowledge, skills, and abilities:
- The field of assignment sufficient to perform completely and accurately the full scope of responsibility as illustrated by example in this position description.
- Knowledge of custodial practices, machinery, and related equipment.
- Knowledge of the maintenance and repair of mechanical equipment and systems.
- General electrical, plumbing, and carpentry maintenance skills.
- Knowledge of grounds maintenance and lawn equipment operations.
- Knowledge of fertilizer and/or pesticide applications.
- Knowledge of basic safety precautions while performing custodial and maintenance tasks.
- Reading and mathematical skills.
- Ability to work independently with minimal supervision.
- Ability to use applicable hand and power tools.
- Ability to read, understand, follow, and enforce safety procedures.
- Ability to understand and follow specific instructions and procedures.
- Record maintenance skills.
- Ability to perform minor repairs and general maintenance to buildings and equipment.
- Ability to lift and manipulate heavy objects.
- Ability to work in elevated locations up to 50 feet.
- Skills in computer use and related software applications in a PC Windows-based operating environment.
- Effective communication skills, both orally and in writing.
Licenses and/or Certifications:
Valid Oregon State driver’s license.
QUALIFICATIONS:
- Equivalent to completion of the twelfth grade.
- Experience in general construction and/or maintenance work, involving some driving of light trucks or other equipment, sheetrock finishing, concrete finishing, carpet & vinyl repair, roofing, painting and framing.
- Possession of a current Oregon Driver’s license.
- Knowledge of basic operations, tools and terms used in building and maintenance work; methods and practices followed in maintenance of tools, machinery and equipment.
- Ability to perform heavy work; follow oral and written instructions; establish and maintain harmonious relationships with students, fellow employees and the general public.
- Pre-employment physical and drug screen required.
- Bilingual and bi-literate in Spanish preferred.
